BUSINESS AS USUAL FOR CHASE COMMERCIAL LTD
Chase Commercial Ltd have today confirmed that it is
business as usual following the administration of Chase
Midland plc which was announced this week.
Chase Commercial Ltd is a separate corporate entity
which is managed and run by directors, Tim Haslam and
Julian Meredith. They confirm that both they and the
development team based in Stratford-upon-Avon are working
as normal.
Chase Commercial Ltd are still selectively seeking
new opportunities in conjunction with their normal funding
partners.
The commercial schemes are:
Travelodge, Birmingham Road, Stratford-upon-Avon: a
90 bedroom hotel with additional retail space at ground
floor level.
Westminster 42, Measham: Two industrial units of 60,000
sq.ft. and 30,000 sq.ft. that are currently under construction.
Bromsgrove Technology Park: A project comprising 18
small business units on part of the Technology Park.
Currently under construction the development is programmed
for occupation in early 2009.
Other commercial projects include Ashchurch 9, Tewkesbury;
and Holyhead Road, Birmingham.

CHASE COMMERCIAL SECURES OVER 16.45 ACRES FOR
MIDLANDS INDUSTRIAL DEVELOPMENTS
Chase Commercial Ltd has acquired four Midlands development
sites totalling 16.43 acres, for circa £5 million.
All will go a long way in fulfilling the continued demand
for well located industrial units across the region.
“Pioneer” - Bromsgrove Technology Park
The first of the sites, to be known as “Pioneer”,
comprises 4.2 acres at Bromsgrove Technology Park and
was acquired from PXP (the recently formed joint venture
between Advantage West Midlands and Langtree). Here,
Chase has secured planning permission from Bromsgrove
District Council to build 18 business/light industrial
units with B1(c) consent and totalling 75,240 sq ft.
Atis Real and Phoenix Beard are acting for Chase Commercial
Ltd.
Julian Meredith, development director, Chase Commercial
says:
“In developing this site, not only are we intending
to satisfy the strong demand for smaller business units
in this area but we aim to further cement Bromsgrove’s
reputation as the hub of the technology corridor, and
allow smaller companies to make a real stake in the
town’s property market.”
Tewkesbury
In a joint venture with Hortons’ Estate, Chase
has concluded the purchase of a four acre industrial
site in Tewkesbury from AXA Sun Life plc. Planning has
recently been submitted for a single unit of 71,000
sq ft to be built on the site, which is situated at
Ashchurch Parkway, close to junction 9 of the M5. Atis
Real acted for Chase/Hortons whilst Alder King acted
for AXA.
All sites are available on a freehold and leasehold
basis with building works anticipated to complete towards
the end of the year.

LOCAL MP PRAISES STRATFORD BUSINESS PARK DEVELOPMENT
John Maples endorses scheme that has welcomed over
20 new businesses into Stratford-upon-Avon
John Maples, MP for Stratford-upon-Avon, has praised
local developer Chase Commercial on its 66,400 sq ft*
office and industrial development at The Stratford Enterprise
Park on Timothy’s Bridge Road – citing it
as being “good news for the local Stratford economy”.
The out of town development, which has been specially
designed to meet the needs of start up companies and
fast growing enterprises, has already accommodated 21
new business occupants. Only four units now remain,
each available on a leasehold or freehold basis, for
£18.50 per sq ft and £195 per sq ft, respectively.
Commenting on the development, John Maples says:
“Chase Commercial’s scheme provides an ideal
location for growing businesses and is good news for
the local Stratford economy. Not only does it benefit
from excellent transport links but being situated on
the edge of such a beautiful town, it provides a good

OARK IN STRATFORD-UPON-AVON
… while local entrepreneur buys final £2
million development phase before first brick is laid
Thirteen is proving to the a lucky number for Stratford-based
commercial property developer, Chase Commercial as 13
new occupiers take up space at phases II and III of
its 65,000 sq ft, speculatively built, office and industrial
development at Timothy’s Bridge Road Business
Park, Stratford-upon-Avon.
Within one month of completing building works Chase
has sold all of the units within phase III(1); a 20,914
sq ft scheme of nine industrial units. Whilst, within
two weeks of completion, the company has disposed of
over 50% of its second courtyard office phase at the
Business Park which totals 19,010 sq ft of nine office
units of which only four now remain(2). The remaining
buildings are available on a leasehold and freehold
basis, for £18.50 per sq ft and £195 per
sq ft, respectively.
Commenting on the sales, Mark Robinson, development
director at Chase Commercial, says:

PRE-SALES SECURED AS FIRST BRICKS ARE LAYED
AT ‘THE CROFT’, BUNTSFORD GATE BUSINESS
PARK, BROMSGROVE
Chase Commercial has already secured three pre-sales
and has one unit currently under offer at ‘The
Croft’ - the fourth and final development phase
at its 100,000 sq ft Buntsford Gate Business Park*,
in Bromsgrove, Worcestershire.
The strong interest has come shortly after the company
started on site with the speculatively built courtyard
development and is a sign of the high demand for quality
office accommodation in the area.
Due for completion in summer 2007 with building works
being carried out by Chase Commercial’s sister
company, Chase Norton Construction, ‘The Croft’,
which totals 20,000 sq ft, will eventually comprise
12 office units, ranging in size from 1,200 sq ft to
3,500 sq ft. Each unit is currently available at £16.50
per sq ft leasehold and £190 per sq ft freehold.
Mark Robinson, development director, Chase Commercial
says:
“The Croft follows the success of our other courtyard
office development at Buntsford Gate, a scheme of 17
units, which sold out completely last June.
“Most businesses moving to Buntsford Gate are
doing so because they’ve either outgrown their

– the latter company, also local to Bromsgrove.

CHASE COMMERCIAL PAVES THE WAY FOR REGENERATION
OF LEICESTER CITY CENTRE
Marking a major milestone in the regeneration master
plan for Leicester City centre, property developer,
Chase Commercial is set to progress with the development
of ‘Progress Point’, part of the Ashton
Business Park in the Beaumont Leys area of the city.
Progress Point is earmarked for use as a relocation
site for businesses situated in the two regeneration
areas of ‘Waterside’ and ‘New Community’
– both targeted by Leicester City Council for
redevelopment.
On 1.5 acres of the Business Park, Chase is proposing
to develop a series of industrial units, specifically
targeted at companies affected by the regeneration plans.
A pre-development marketing campaign is currently being
undertaken by site agents Lambert Smith Hampton. This
will determine exactly the type and specification of
accommodation required by prospective occupiers, before
a detailed planning application is submitted.
Julian Meredith of Chase Commercial comments:
